How do off-plan payment plans work in Dubai?
You pay in instalments linked to construction. A 60/40 plan means 60% during construction and 40% on handover. Some developers offer post-handover plans that spread part of the price over one to three years after you receive the keys. Your payments go into an escrow account regulated by RERA, and the 4% Dubai Land Department fee is paid when the purchase is registered.
Is buying off-plan in Dubai safe?
Off-plan sales are regulated by RERA. Every project must be registered, the developer must own the land, and buyer payments are held in a project escrow account that is released against construction progress. We only place clients with developers whose delivery record we know.
Can I sell an off-plan property before handover?
Usually yes, once you have paid a minimum share of the price set by the developer, commonly 30% to 40%. The developer issues a no-objection certificate and the new buyer takes over the remaining payment plan.
