Dubai rental yields by district in 2026

Gross rental yields from 5% to 8% across eight Dubai districts, with entry prices and Dubai Land Department sales, and how to get from gross yield to what you keep.

Gross rental yields in the Dubai districts we track run from about 5% on Palm Jumeirah to about 8% in Jumeirah Village Circle. The table below compares eight districts on entry price, yield and how many homes changed hands in the last twelve months. The figures come from the Savos platform, which is built on Dubai Land Department transactions, and are as of September 2026.

“Up to” is the top of the range we see in the district: the best-performing homes, not the average. Entry price is the lowest price at which homes in the district currently trade.

How to read the numbers

  • The highest yields are where prices are lowest. Jumeirah Village Circle combines the lowest entry price in the table with the highest yield. Rents there are driven by residents who work in the city and want more space for the money.
  • Dubai Marina and Dubai Creek Harbour both reach 7%. The Marina is an established waterfront district with steady demand from tenants. Creek Harbour is newer, and costs more to enter.
  • Business Bay is the most traded. With 7,734 sales in twelve months it has the most activity of the districts shown, which matters when the time comes to sell.
  • Downtown Dubai and Palm Jumeirah yield less, by design. Buyers there pay for the address. The case for both is long-term value and the quality of the home, more than the rent.

Gross yield and net yield

Gross yield is a year’s rent divided by the price. What you keep is the net yield, after the costs of owning:

  • Service charges, set per square foot and different for every building.
  • Letting and management fees, if an agent finds the tenant and looks after the home.
  • Empty weeks between tenants.
  • Maintenance and furnishing, more for a furnished or short-stay home.

As a working rule, expect the net yield to be one and a half to two and a half points below the gross figure. Two apartments with the same rent can give different net returns because their service charges differ, which is why we check the charge for the specific building before you make an offer.

Yield is half of the return

The other half is what the home is worth when you sell. A district with a lower yield can give the better total return if prices there rise faster, and a high yield does not help if the home is hard to sell. Look at the yield, the number of sales and the supply of new homes coming to the district together.
